Wouldn't you love to be a fly on the wall when potential buyers view your home to see what it is they have to say or what rooms/features actually "seal the deal"?  Well, here is a Top 10 list of things that end up being the "thing" or "things" that virtually sell every home out there regardless of who the buyer is.

Some of the most important tips include the following:

1) Curb Appeal - might sound obvious but many sellers are so caught up in improvements INSIDE their home, they sometimes forget about the exterior! And of course, not only is the exterior what buyers are going to see first but it is from the curb that they are making their initial evaluation of whether or not they like the house.  if they have a negative perception, many buyers will not even go inside.  So, sellers, please make sure your lawn is well manicured, your walkways/driveway/porches are swept and void of any debris, leaves, etc.  And don't forget to create a welcoming front door/entryway with a new coat of paint and perhaps a seasonal wreath that smells fresh and clean.

2) Outdated Kitchens and Baths - sellers might not recognize how important these two rooms really are relative to a buying decision.  We all know that women are more so than not the key influencers of this high-ticket purchase.  Even if a single male is the buyer, usually, at some point before a final decision is made, a female friend or family member views the house to voice an opinion. She will no doubt focus on the Kitchen and Baths and if they are not up to par, you will know it.  With whatever money you have budgeted for improvements prior to selling, make sure you spend the majority of the cash to spruce up these focus rooms.  Depending on the quality (materials, workmanship, design) and efficiency (space savers, etc) of your updates, you are likely to get virtually dollar for dollar back on the sales price....
